Buying a house in Portugal is the biggest investment for many emigrants. The process differs in important ways from the Netherlands.
Main steps:
- Apply for NIF (essential)
- Open Portuguese bank account
- Viewings and due diligence
- Sign CPCV (promissory contract) + deposit (10-30%)
- Escritura (final deed) at notary
- Registration at Conservatória
Costs:
- IMT (transfer tax): 0-8% of value
- Stamp duty: 0.8%
- Notary costs: €500-€1000
- Registration: €250
- Lawyer: €500-€1500
