Buying a House in Portugal

Buying a house in Portugal is the biggest investment for many emigrants. The process differs in important ways from the Netherlands.

Main steps:

  1. Apply for NIF (essential)
  2. Open Portuguese bank account
  3. Viewings and due diligence
  4. Sign CPCV (promissory contract) + deposit (10-30%)
  5. Escritura (final deed) at notary
  6. Registration at Conservatória

Costs:

  • IMT (transfer tax): 0-8% of value
  • Stamp duty: 0.8%
  • Notary costs: €500-€1000
  • Registration: €250
  • Lawyer: €500-€1500
